Do not start shopping before you get pre-approved.

This is one of the biggest mistakes I see military buyers make during PCS season, and it causes so much unnecessary stress.

Let me walk you through why this matters so much.


The Number One Mistake I See During PCS Season

Recently, I was in a military spouse group asking what people wanted me to talk about, and the answer came back fast:

Tell people to stop shopping before they get preapproved.

And they were right.

Because it feels natural to think:

“I’ll find the house first, then I’ll figure out the loan.”

But that is backwards.

If you don’t know exactly what you qualify for, what your true payment will be, and what your real costs look like, you are shopping blind.


The Grocery Store Example

This is the easiest way I can explain it.

Pretend it’s 1980. No Apple Pay. No credit cards. Just cash.

You walk into the grocery store, but you have no idea how much money is in your wallet.

How are you supposed to shop?

Do you have enough for a full week of groceries?
Or just enough for a few basics?

You don’t know.

That is exactly what happens when you start shopping for a house before you are fully preapproved and underwritten.

You are filling your cart without knowing what is actually in your wallet.


Not All VA Lenders Are the Same

This is where things get really important.

Just because someone says they do VA loans does not mean they know what they are doing.

I see this every single day.

There are lenders out there who:

  • do not understand how to use BAH correctly

  • do not explain costs well

  • do not fully underwrite files upfront

  • and sometimes charge veterans thousands more than necessary

That is not an exaggeration.

The lender you choose matters.

A lot.


You Need More Than a Quick Preapproval Letter

A lot of lenders will have you fill out a quick online form, pull your certificate of eligibility, glance at your information, and send out a preapproval letter.

That is not enough.

What I want for you is a fully underwritten preapproval.

That means:

  • application reviewed carefully

  • documents collected

  • underwriter involved upfront

  • income, assets, and eligibility actually verified

  • questions answered before you fall in love with a house

Why do I want that?

Because I do not want you to find your dream house and then discover there is a problem later.

That is how deals blow up.
That is how people end up in those Reddit horror stories.
That is how buyers get their hearts broken.


You Need to Know the Real Payment

Another huge reason to get preapproved before shopping is this:

You need to know what the house will actually cost you every month.

And no, the online calculators are not enough.

They are not.

Because real payment depends on things like:

  • homeowners insurance

  • property taxes

  • HOA dues, if applicable

  • seller credits or lack of credits

  • closing costs

  • local variables that generic calculators miss all the time

If you go shopping first, it is really easy to emotionally attach to a house before you understand what it truly costs.

And once you are emotionally attached, logic gets a lot quieter.


I Do Not Believe in Max Qualifying

This one matters.

Just because a lender can qualify you for a certain amount does not mean you should spend it.

I do not believe in max qualifying.

I think it is one of the fastest ways to end up house poor.

And house poor means you own the house, but you are stressed every month trying to cover:

  • the payment

  • groceries

  • utilities

  • repairs

  • everything else life throws at you

That is not the goal.

The goal is not just to get you approved.
The goal is to help you buy in a way that actually works for your real life.


Do Your Homework Before You Fall in Love With a House

This is the order I want you to follow:

  1. Choose the right lender

  2. Get fully underwritten

  3. Go through your true payment and costs

  4. Do a real budget

  5. Then start shopping

That way, when you see houses, you are looking with clear eyes.

You know:

  • what you can afford

  • what payment feels good to you

  • what closing costs look like

  • whether you need seller help

  • and what kind of home actually fits your life

That is how you shop smart.


The Bottom Line

If you are PCSing and thinking about buying, please do not start house hunting before you get fully preapproved.

Shopping first feels harmless, but it creates confusion, wasted time, emotional decision-making, and sometimes really expensive mistakes.
